I've been in renovation lending since 1994. I've stood in a lot of exhibit halls and sat on a lot of stages. But I walked out of AIME Fuse in Austin last week with a feeling I haven't had in a while: the broker channel is ready to take renovation financing seriously.
For three days at the JW Marriott, the Association of Independent Mortgage Experts brought together the independent broker community for what they bill as "built for brokers, by brokers." I was there as a guest of my client and partner eLEND, one of the event's sponsors. They hosted the VIP brunch that kicked things off Thursday and brought New York Times bestselling author Hal Elrod to the main stage.
I had the privilege of taking the stage with Shaun Hamman, eLEND's Senior Vice President of Renovation & Construction Services, to talk with brokers about the aging inventory of homes across the country and the opportunity to help first time home buyers with the tools and training on renovation financing that most brokers have been avoiding for years. Then we took the conversation back to the exhibit hall, where our job was simple: introduce brokers to the new eLEND + Ready4Remodel platform and get them signed up.
What I didn't expect was how many conversations, on stage and off, would start with the same sentence.
"My buyers can't find anything they can afford."
I heard it from brokers in Texas, California, Florida, the Midwest. Rates are what they are. Move-in-ready homes at an entry-level price are scarce and heavily competed for. First-time buyers keep losing bidding wars on the handful of polished listings, while perfectly good houses with dated kitchens, tired carpet, and an aging roof sit on the market.
Those houses aren't the problem. They're the opportunity.
A renovation loan lets a buyer finance the purchase and the improvements in a single mortgage. The house nobody wanted becomes the house they can afford, and they move into something they chose and shaped themselves.
So why don't more brokers lead with it?
One slide from the main stage stuck with me all weekend: Consistency beats talent. It's true in origination, and it's the whole story of renovation lending. The brokers who win with these loans aren't necessarily the most gifted. They're the ones who show up with the same clear process every time, so the buyer never feels lost.
The honest answer: renovation loans feel hard.
I've spent 32 years hearing the objections, and I heard them again in Austin:
Those are fair. Renovation lending has real friction, and pretending otherwise doesn't help anyone. What's changed is that most of that friction lives at the very front of the process, in the uncertainty before a buyer ever writes an offer. That's exactly the part we set out to fix.
What we were showing brokers
The platform at elend.ready4remodel.com is a consumer-facing tool that eLEND provides to its brokers, their realtor partners and their clients, complimentary to use. Here's how it works in about a minute:
Two details resonated with brokers more than anything else.
First, the buyer stays in control. Their plan is private until they choose to connect with their loan officer. That means it's a genuine tool for the consumer and buyers can feel that.
Second, it's deliberately scoped. It's built for cosmetic upgrades and modest improvements that fit a single renovation loan. No structural work, no additions. That's the kind of project that stays on time and on budget, and it's where the overwhelming majority of first-time buyer opportunity lives.
When a buyer walks into a loan officer's office already knowing what they want to do, roughly what it costs, and what the payment looks like, the whole conversation changes. The broker isn't selling a complicated product anymore. They're helping a client finish a plan the client already started.
Why eLEND
Partnerships in this business are built on trust earned over time. After more than a year of working together, eLEND and Ready4Remodel formalized our partnership this summer with one goal: make renovation lending simpler for brokers and the real estate agents they work with.
eLEND, a division of American Financial Resources, LLC, is the #1 FHA 203(k) lender in the country by HUD endorsement volume for YTD fiscal year Oct 2025 - Aug 2026. That's not a marketing claim. It's what the government's own endorsement data shows, and it means their brokers are working with a lender that closes more of these loans than anyone else. They bring that depth of renovation expertise and a wholesale channel that knows how to get these loans to the closing table. Ready4Remodel brings the front-end technology that helps buyers and agents see the possibility before the offer. Together, we're trying to take renovation financing from "the loan brokers avoid" to "the loan brokers lead with."
And eLEND doesn't just show up to Fuse with a booth. Sponsoring Hal Elrod, author of The Miracle Morning, on the main stage says something about how they see brokers: as people building businesses and lives, not just loan volume.
Thank you to Michael Brenning , Lauren Blackburn, CFMP , Shaun Hamman , Wade Humphreys , and the whole eLEND team for hosting me. Special thanks to Shaun for sharing the stage. And thank you to every broker who stopped by, asked hard questions, and signed up.
If you're a first-time buyer reading this
Stop scrolling past the listings that need work. The house with the 1978 kitchen might be the one that gets you in the door, at a price you can afford, in a neighborhood you actually want. Plug the address into the platform, see what it could become, and see what it would cost. Then have a real conversation with a loan officer about renovation financing.
If you're a broker or loan officer
Your buyers are already looking at fixers. The question is whether they come to you with a plan, or walk away because nobody showed them one. You can get your clients started at elend.ready4remodel.com, and if you're an eLEND broker partner or get signed up with eLEND and want to talk about putting it to work in your pipeline, message your eLEND AE directly or click the Pro's link at https://elend.ready4remodel.com/pros and get signed up.
Austin reminded me that the door to homeownership hasn't closed for this generation of buyers. It's sitting on the other side of a dated kitchen, waiting for someone to see what it could become.
So here's my question for the brokers, agents, and buyers in my network: What's the #1 thing that keeps you from pursuing a fixer-upper? Tell me in the comments. I read every one.
Transform your Home... Transform your Life.
